Where to stay in Florence (My top picks)

Tips for booking a hotel in Florence

Book early – Florence is an incredibly popular destination. And while there are plenty of hotels, many are small, and rates tend to be high. The sooner you book, the more options you’ll have – and the better the deals.

First time in the city? Don’t miss my complete itinerary for 3 days in Florence – it covers all the must-see attractions, my favourite restaurants, and the best leather shops.

Duomo – where to stay in Florence first time

Florence may be one of Italy’s most visited cities, but unlike Rome, it’s small, compact, and wonderfully walkable. The Arno River cuts right through the city, dividing it into two sides. On the north bank is the historic city centre, packed with iconic spots like the Duomo, Uffizi Gallery, and Palazzo Vecchio. This is where you’ll spend most of your exploring. Cross over to the south bank, and you’ll find landmarks like Palazzo Pitti and the breathtaking views from Piazza Michelangelo. Several charming bridges link the two sides, with the most famous being the iconic Ponte Vecchio.

If you check Google Maps, you’ll see a sort of semicircular ring just north of the Arno River. That’s no random line – this boulevard follows the path of the former medieval city walls and encircles the historic heart of the city. If it’s your first time in Florence, this is exactly where you’ll want to stay. The area is made up of several neighbourhoods, including San Giovanni (home to the Duomo), San Marco, Santa Croce, Santa Maria Novella, and San Lorenzo.

If it’s your first time in Florence, the San Giovanni district is hands down the best place to stay. This is the area around the iconic Piazza del Duomo and the beating heart of historic Florence. You’ll be just steps from top attractions like the Uffizi Gallery, Galleria dell’Accademia, and Palazzo Vecchio. Named after the stunning Baptistery of San Giovanni opposite the Duomo, the neighbourhood is full of charm, with cobblestone streets and historic buildings. Plus, the Santa Maria Novella train station is only a 10-minute walk away, making it ideal for day trips.

If you can’t find budget-friendly stays in San Giovanni, don’t worry – Santa Croce and San Marco are great alternatives. Both neighbourhoods are just next to the Duomo area (San Giovanni). San Marco is ideal if you want convenient access to transport links, as it lies just north of the Duomo. Santa Croce, located to the east, is still within walking distance of the main attractions, but the railway station is farther away (about a 30-minute walk).

Don’t miss out! Book your skip-the-line ticket for the Galleria dell’Accademia. With over 14,000 visitors a day, lines are huge – save hours and get straight inside.

Best hotels in Florence with a pool

Florence can get pretty hot and sticky in the summer, especially in July and August, the city’s busiest months. Heatwaves have become more common in recent years, and when they hit, temperatures can soar above 35°C (95°F). The historic centre, with its narrow streets and stone buildings, tends to trap the heat, making it feel even warmer as you wander around.

So if you’re visiting during the sweltering summer months, a hotel with a pool can be a real lifesaver. After a day wandering through the city’s Renaissance gems, from the Uffizi Gallery to the Duomo, there’s nothing better than taking a refreshing dip.

Pools in Florence are a rare treat, especially in the historic city centre. If you’re lucky enough to find a hotel with one, it’s usually a small plunge pool rather than a full-size pool. So, if a pool is a must for you, you’ll likely need to look a bit outside the San Giovanni area (about a 10–15 minute walk from the main sights). That said, here are my recommendations for the best hotels in Florence with a pool, still within walking distance of the most popular sights.

Hotel Kraft – Best 4-star

📍Location: 10min walk to the train station ⭐ Rating: 9.1 | 1,130+ reviews

Hotel Kraft is set in a quiet area of Florence, just outside the historic centre. Santa Maria Novella Train Station and all the city’s main attractions are within easy walking distance. Dining at the hotel’s Terrazza Rossini comes with a view you won’t forget – panoramic views of the Duomo and the city below. However, the true gem is the rooftop swimming pool (heated in winter), where you can relax with a drink in hand.

Grand Hotel Minerva – Second best 4-star

📍Location: 7min walk to the Duomo ⭐ Rating: 9.0 | 400+ reviews

Just a short stroll from the Duomo, Grand Hotel Minerva is another excellent option, featuring a rooftop pool and a bar. Keep in mind, though, that unlike Hotel Kraft, the pool here is seasonal, open from April to October. The on-site restaurant, La Buona Novella, serves delicious seasonal Tuscan dishes. And the breakfast is a real treat, with local products, homemade goodies, and even a small vegan corner.

Helvetia & Bristol – Best 5-star

📍Location: 5min walk to the Duomo ⭐ Rating: 9.3 | 780+ reviews

Helvetia & Bristol is one of the rare hotels in the historic centre to offer pools. Set in a 19th-century palazzo, the hotel charms with chandeliers, marble, and old-world charm. The wellness centre is a highlight, with two indoor pools and a spa built on top of ancient Roman baths and medieval ruins! And breakfast is a treat you won’t want to miss, with a pastry buffet crafted by Maestro Iginio Massari.

The Basilica of Santa Maria Novella is only a short walk from the train station

Hotels in Florence near Santa Maria Novella Train Station

Firenze Santa Maria Novella (SMN) is Florence’s main railway station. In fact, it is one of Italy’s busiest stations, handling over 160,000 passengers daily. The station is well-connected, with high-speed trains (Frecciarossa and Frecciargento) linking Florence to major cities like Rome, Milan, Bologna, and Venice. If you’re exploring closer to the city, regional trains make day trips easy, with direct connections to Pisa, Livorno, and Lucca.

Santa Maria Novella Train Station, along with the surrounding neighbourhood, takes its name from the stunning Basilica of Santa Maria Novella. It’s one of the city’s oldest and most iconic churches.

If you’re arriving in Florence by train and only staying overnight, a hotel near the station might be more convenient than one by the Duomo. From there, you can easily walk to the Duomo, Uffizi Gallery, and Ponte Vecchio in just a few minutes. This makes it an ideal base for a quick sightseeing trip.

Santa Maria Novella Train Station is convenient if you’re only in Florence for a night or travelling with lots of luggage. But if you’re staying longer (even with day trips planned), I’d suggest choosing a hotel between the Duomo and Santa Maria Novella Station. This way, you’ll be within walking distance of the main sights while still just a few minutes from the trains.

Here are some of the best hotels near Florence’s Santa Maria Novella Train Station.

c-hotels Joy – Nearest to Santa Maria Novella Train Station

📍Location: 2min walk to the train station ⭐ Rating: 9.0 | 1,680+ reviews

Right across from Firenze Santa Maria Novella, c-hotels Joy is basically the closest place to stay if you’re coming by train. Tucked on a quiet little street just around the corner from the station, it’s super convenient for an overnight stay. Plus, the Duomo and all the main sights are just a 10–15 minute walk away. The rooms are on the smaller side, but they’ve got everything you need for a comfy stay.

c-hotels Club – Best 4-star

📍Location: 3min walk to the train station ⭐ Rating: 9.2 | 1,500+ reviews

C-Hotels Club is another great option, just steps from Firenze Santa Maria Novella train station. It’s part of the same hotel family as C-Hotels Joy and just as excellent. However, the breakfast here is a real highlight, with a mix of sweet and savoury dishes, plus plenty of healthy choices. And with a supermarket right next door, it’s the perfect spot for a convenient overnight stay.

Tivoli Palazzo Gaddi – Best 5-star

📍Location: 5min walk to the train station ⭐ Rating: 9.3 | 1,180+ reviews

If you’re after a luxury stay near Firenze Santa Maria Novella, Tivoli Palazzo Gaddi is your best bet. It’s only a short stroll from the train station and an easy walk toward the city centre. The hotel itself occupies a 16th-century Renaissance palazzo, complete with frescoed ceilings and antique furniture. Don’t miss the Michelin-starred La Parolina Restaurant and the Aria Rooftop Terrace for stunning views of the Duomo!

Hotel Porta Faenza – Best 3-star

📍Location: 5min walk to the train station ⭐ Rating: 9.1 | 2,300+ reviews

Hotel Porta Faenza is a lovely budget stay just a short walk from Santa Maria Novella Station. Tucked inside a historic Florentine house, it has plenty of old-world charm. The rooms are on the smaller side, but super cosy and charming. And don’t skip breakfast -the homemade croissants and desserts are worth waking up for!

Outside the ZTL zone – Where to stay in Florence with a car

If you’re heading to Florence, here’s something you’ll want to know before you even think about renting a car – the city has a ZTL zone (Zona a Traffico Limitato). Basically, it’s a restricted traffic area that covers most of the historic centre – yes, the part with the Duomo, Ponte Vecchio, and Uffizi. Actually, the ZTL zone covers everything inside that semicircular ring I mentioned earlier, plus some areas along the south bank of the Arno River.

There are cameras at every ZTL gate, and if you drive through without permission, your license plate is automatically photographed. You’ll get a fine in the mail (which can be €100+), sometimes months later, just when you’ve forgotten all about your trip. Rental car companies will typically pass that ticket on to you, often with an additional administrative fee.

Now, if you’ve already booked a hotel inside the ZTL, don’t panic. Many hotels can register your car, so you’re allowed to drive in and drop off luggage. Just make sure you let them know in advance. But honestly, for me, the easiest option is to leave your car outside the ZTL in a public garage or lot. You won’t need it in Florence, trust me. For example, Parcheggio Stazione Fortezza Fiera is a very convenient parking lot near the train station, but it’s still outside the ZTL zone.

If you like having your car handy for day trips, I’d recommend booking a hotel just outside the ZTL zone. That way, you won’t have to stress about expensive city-centre parking, but you’ll still be close enough to stroll to many of the main sights. Plus, you’ll have the freedom to easily explore the Tuscan countryside whenever you want.

Why stay outside the ZTL zone if you’re driving

  • no need to send your car’s license plate to the hotel in advance (that’s only required if you’re staying inside the ZTL zone)
  • no need to worry about accidentally entering the ZTL zone on your way to the hotel
  • hotel parking is usually cheaper, and sometimes you can even find free street parking
  • you’re still within walking distance of many attractions (about 15–20 minutes on foot)

Here are the best hotels in Florence with parking (just outside the ZTL zone).

The Moon Boutique Hotel & Spa – Best 4-star

📍Location: 15min walk to the historic centre ⭐ Rating: 9.4 | 2,750+ reviews

Situated just outside the ZTL zone, this hotel is the ideal base for your Tuscan adventure. The private parking is spacious and has two electric car charging stations. Plus, the historic city centre is only a 20-minute walk, making it easy to explore on foot. And after a day of sightseeing, you can treat yourself to the spa, featuring a sauna, Turkish bath, Jacuzzi, and a salt wall. Breakfast is a treat with a delicious buffet (including amazing desserts), and there’s also à la carte menu available.

Dimora Palanca Boutique & Spa – Best 5-star

📍Location: 10min walk to the historic centre ⭐ Rating: 9.1 | 480+ reviews

If you’re looking to pamper yourself, Dimora Palanca Boutique & Spa is a fantastic choice. Located just outside the ZTL zone, it’s an easy 10-minute walk to all the main attractions. The hotel is set in a 19th-century palace with a beautiful garden. The parking is small but less pricey than at other hotels. Plus, the spa is lovely, with a sauna, Turkish bath, and steam room.

Hotel David – Best 3-star

📍Location: 20min walk to the historic centre ⭐ Rating: 9.6 | 1,010+ reviews

If you’re looking for a budget-friendly spot in Florence, Hotel David is a great pick. It offers free parking just outside the ZTL zone, with a charging station for electric cars available at an extra cost. The historic centre is about a 20-minute walk away, but if your feet need a break, there’s a bus stop right outside. The real treat, however, is the lobby happy hour – free drinks and snacks every evening.

Best places to stay near Florence

Being just a few minutes’ walk from the iconic Duomo is super convenient if your plan is to explore Florence itself. But if you’re thinking of using the city as a base for discovering Tuscany (especially by car), think again. Much of the historic centre, and even parts of the south bank of the Arno, are in the ZTL (restricted traffic) zone.

Driving and parking here is a nightmare. And the risk of fines for accidentally entering a restricted area is very real (and happens more often than you might think). On top of that, while Florence is incredibly beautiful, it’s also a busy and noisy city. You won’t quite feel the charm of the Tuscan countryside while you’re here.

If you’re using Florence as a base to explore Tuscany, my advice is to spend 2–3 days in the city to hit all the main sights. Then, move just outside Florence for the rest of your stay. You’ll enjoy easier parking, peaceful nights, and a more authentic Tuscan experience. Here are some of the best places to stay just outside the city.

Art Hotel Villa Agape – My favourite

📍Location: 6min drive to the historic centre ⭐ Rating: 9.3 | 1,290+ reviews

Once the residence of the Duchess of Aosta, this hotel feels like something out of a fairytale. The gorgeous villa is surrounded by a beautiful Italian-style garden with flowers and olive trees. From here, the historic centre is less than a half-hour walk, but the hotel’s complimentary shuttle makes it even easier, dropping you right at Porta San Miniato, just steps from the Uffizi. Plus, free parking is included, a true luxury in Florence! The on-site restaurant is another highlight, serving delicious Tuscan and Italian specialities.

Villa Neroli – Best 4-star

📍Location: 10min drive to the historic centre ⭐ Rating: 9.2 | 2,930+ reviews

Villa Neroli, set in a beautifully restored 19th-century monastery, is the perfect spot just outside Florence. The city centre is only a 10-minute drive by car or taxi, and bus line 17 also provides convenient access. Plus, there’s free parking with an electric car charging station. After a day of exploring, you can relax by the pool or treat yourself at the spa. And when it’s time to eat, you don’t even need to leave, just head to the restaurant for some delicious traditional Tuscan food.

Park Palace Hotel – Second best 4-star

📍Location: 7min drive to the historic centre ⭐ Rating: 9.1 | 1,970+ reviews

Park Palace Hotel is tucked away in a historic villa on the south bank of the Arno, surrounded by rolling Tuscan hills. Getting to the heart of Florence is easy – you can hop on a bus or drive in just a few minutes. If you’d rather take your time, there’s also a scenic 30-minute walk that leads you straight to the Ponte Vecchio. Back at the hotel, you’ll find a peaceful garden with a swimming pool, and even a cosy reading room with a fireplace. Parking is available too, for a small fee.
